PROPERTY INFO‏

We are a HUD Section 8 50059 community, consisting of 94 units. This is a federal housing assistance program for low-income individuals. Qualified low-income residents pay approximately 30% of their income to Unity Homes, Inc. and the federal government pays the difference between the resident's rent and the market rate for the rented unit.

 

Section 8 rental subsidies are provided by HUD on behalf of eligible low-income families. Under the Housing Act "low income families" are defined as those families whose annual income does not exceed 80% of the median income for the San Francisco metropolitan area. The income is based upon the family size.

Unity Homes, Inc. unit sizes range from studio apartment to four-bedroom units. The unit size an applicant is eligible for is based upon HUD occupancy standards. Therefore, if the configuration of a family changes, the family may need to request a larger or a smaller unit.

Currently there are no vacancies at the community, therefore, a family would fill out an application to be placed on the waiting list. The staff at Unity Homes then verifies continued interest by reaching out every six months. The applicant has 14 days from the mailing date to respond. Otherwise, the application will be removed from the waiting list.

There are stringent guidelines regarding credit and criminal background which are reviewed by the Occupancy Specialist for determination of eligibility. HUD requires a review of the National Sex Offender Public Website for all applicants. If an application does not meet HUD guidelines, it will be rejected.

Amenities

Some of our units have ground floor patios. The views from units on Dukes Court and Cashmere Street are spectacular!  All units have stoves, refrigerators, garbage disposals, luxury vinyl planking, and standard throughout are vertical blinds. Selected units have washer/dryer hook-ups. Next to the office is an outdoor community area with tables for checkers and chess or wonderful picnics! And the views - WOW!!
